Bookings and confirmation

A booking exists once we have sent you a written confirmation with a reference number and, where required, taken a deposit. A quote or a verbal discussion is not a booking.

Rates are quoted in Australian dollars and include GST unless stated otherwise. The rate on your confirmation is the rate that applies. If you extend a stay, any extra nights are charged at the rate available on the day you extend.

  • Guests must be at least eighteen years old to make a booking.
  • The name on the booking must match a photo ID presented at check-in.
  • Group bookings of four rooms or more are handled under a separate agreement.

Deposits, payments and cancellation

Standard room rates do not require a deposit. A card is held to guarantee the room and charged if you do not arrive.

  • Flexible rates can be cancelled free of charge up to 48 hours before the arrival date, measured in Melbourne time.
  • Non-refundable rates are charged in full at the time of booking and cannot be moved to another date.
  • No-shows on flexible rates are charged one night plus any tax.
  • Event bookings require a 25% deposit to hold the date, with the balance due three business days before the function.
  • Event cancellations more than 21 days out receive a full refund of the deposit. Between 21 and 7 days, we keep the deposit. Inside 7 days, the full quoted amount is payable.

Extra charges for parking, laundry, dining and incidentals are settled at checkout. If you leave without settling an account, we will invoice the card on file and add a A$25 administration fee.

Check-in, check-out and house rules

Check-in opens at 2pm and checkout is at 11am. Early arrival and late departure depend on the day's occupancy; ask at the desk and we will tell you honestly whether it is possible.

  • Photo identification is required for every adult on the booking.
  • Smoking and vaping are not permitted inside the building. A A$350 cleaning charge applies to rooms where smoking has occurred.
  • Quiet hours run from 10pm to 7am in corridors and guest rooms.
  • Small dogs under 10kg are welcome in ground-floor rooms for a A$45 cleaning fee. Pets are not left unattended in rooms.
  • Damage beyond normal wear is charged at repair cost, with photos supplied.
  • We may ask a guest to leave if behaviour puts staff or other guests at risk. In that case, the remaining nights are not refunded.

Events and private dining

Event agreements list the room, the final headcount, the agreed menu and the start and finish times. Final numbers are locked in ten days before the event; the quoted amount is based on that figure.

  • Guests may arrive up to three hours before the start time for setup.
  • Confetti, glitter, open flames and outside catering require written approval.
  • The room must be vacated by the agreed finish time. Overtime is charged at A$220 per hour, or part of an hour.
  • Responsible service of alcohol applies. Bar staff will decline service and call a taxi where needed.

Liability and insurance

We take reasonable care of the property and the people in it, but we are not responsible for personal belongings left unattended in public areas. A safe is provided in every room, and the front desk can hold small items in the office safe.

We recommend travel insurance for stays and event cancellation cover for functions. Our liability is limited to the amount you paid us for the booking, except where Australian consumer law does not permit that limit.

These terms are governed by the laws of Victoria, Australia. If a dispute arises, we ask that you raise it with us first so we can try to resolve it directly.
